%X This article examines the implementation of analytical strategies (data-driven approach, portfolio analysis, risk–return optimization, benchmarking, and forecasting models) in managing the investment activities of modern enterprises operating in regions. The study proposes a system of indicators for assessing investment activity, including financial (ROI, ROA, WACC, liquidity), production (capacity utilization, technological renewal), regional (infrastructure index, logistics costs), and institutional (incentives, legal stability) metrics. The findings indicate that making investment decisions based on analytical indicators and multi-criteria assessment at the regional level enhances the efficiency and sustainability of enterprise investments. The article concludes with practical recommendations for enterprises and local authorities
